If you want to fully set up a manufactured home on your land, we may be able to help you place a new Clayton or ScotBilt model on the property. This path is different from buying one of our already-prepared land and home packages. Since the land is yours, the property has to be reviewed for access, zoning, septic or sewer, water source, power, driveway, foundation requirements, delivery access, permits, and lender guidelines.

Most buyers building on their own land will need either a construction loan, a land-home loan, or cash funds available before the home can be ordered and set up.

How the Build-on-Your-Land Process Works

Tell us about the property

Start by sending us the property address, county, acreage, and whether you already own the land or are still looking for a lot. If you have a survey, plat, deed, soil test, septic permit, well information, water tap information, or listing link, that can help us review the property faster.

We review whether the land may work

Not every lot is ready for a manufactured home. We look at road access, driveway access, zoning, setbacks, septic or sewer options, water source, power availability, county requirements, delivery access, and whether the home can physically be placed on the property. This step helps identify possible issues before you spend money ordering a home or moving too far into the loan process.

Choose a home and estimate the site costs

Once the land looks workable, you can choose from available Clayton or ScotBilt floor plans. The total project cost depends on the home, the land, and the site work needed. Costs may include clearing, grading, driveway, septic, well or water tap, power, foundation, decks, permits, inspections, delivery, setup, and finish work. Every piece matters. That is why we review the land first.

Secure financing or pay cash

Because this is not one of our already-assembled land and home packages, most buyers will need either a construction loan, a land-home loan, or cash funds available before the home can be ordered. Financing may be available through USDA, VA, FHA, or conventional programs when the buyer, land, home, foundation, and loan program guidelines are met. We can help you understand what information a lender may need so the land, home, site work, and loan structure are all moving in the same direction.

Order, deliver, set, and finish the home

Once the land, home, budget, permits, and financing are in place, the home can be ordered and scheduled. From there, the process may include delivery, setup, foundation, utility connections, inspections, decks, finish work, and final lender or county requirements. The goal is to bring all the moving pieces together so you can move into a completed home.

Do I need a perc test before you can tell me if my land will work?

Not always for the first conversation. We can usually do a preliminary review using the property address, county, and basic site information. A perc test or soil test is normally needed later when septic and foundation planning starts, especially for lenders requiring USDA, VA, or FHA approvals.

What is a construction loan and how is it different from a land-home loan?

A construction loan covers the home, site work, and financing during the build, then converts to a permanent mortgage once the home is complete. A land-home loan can sometimes bundle land and home into one mortgage when the lot is already in place. The right option depends on the property, the home, the buyer, and current lender programs.

Can I use a VA loan to build a manufactured home on my land?
