These Terms & Conditions (the “Terms”) govern your use of the website at csraaffordablehomes.com and any forms, calls, texts, or emails you exchange with CSRA Home Improvements, LLC, doing business as CSRA Affordable Homes (“CSRA Affordable Homes,” “we,” “us,” or “our”). Please read these Terms carefully.
Agreement to Terms
By using the site or contacting us through it, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the site.
Use of the Site
You agree to use the site only for lawful purposes and in a way that does not infringe the rights of, or restrict or inhibit the use of the site by, anyone else. You agree not to attempt to gain unauthorized access to any part of the site, to introduce malicious code, or to interfere with the site's normal operation.
Lead Forms and Inquiries
Submitting a form, calling, texting, or emailing us is an inquiry only. It does not by itself create:
- An offer to buy or sell any property,
- A binding contract,
- An agency, brokerage, fiduciary, listing, buyer-representation, or other professional relationship.
Any cash purchase, MLS listing, build-on-your-land project, or other engagement is created only by a separate written agreement signed by you and by CSRA Affordable Homes (or by Leading Edge Real Estate, when a brokerage agreement is involved). Until then, all conversations and indications are informational and non-binding.
Real-Estate Licensing Disclosure
Drew May and Christine May are licensed real-estate brokers in Georgia and South Carolina under Leading Edge Real Estate. Brokerage activity, including listing a property on the open market, representing buyers or sellers, and earning a real-estate commission, is conducted under Leading Edge Real Estate in accordance with applicable state law.
Cash-purchase activity (acquiring property as a principal, on our own account) is conducted by CSRA Home Improvements, LLC. When we explore a cash purchase of your property, we are acting as a principal buyer, not as your real-estate agent or fiduciary, unless we sign a separate brokerage agreement.
Manufactured-home delivery, site work, and turnkey land-plus-home packages are provided by CSRA Home Improvements, LLC in coordination with manufacturer dealers and licensed trades. We are not a lender, attorney, surveyor, or licensed contractor for every trade; relevant trades are performed by appropriately licensed third parties.
Electronic Communications
By using the site or submitting a form, you consent to receive communications from us electronically, including by email, text message, and phone, in accordance with our Privacy Policy. You agree that any agreements, notices, disclosures, and other communications we provide electronically satisfy any legal requirement that such communications be in writing, where permitted by law. Message and data rates may apply. Reply STOP to opt out of marketing text messages at any time.
Property Information
Property listings, photos, descriptions, pricing, availability, delivery timelines, floor plans, financing programs, and similar information on the site are believed to be accurate but are not guaranteed. All information is subject to change, prior sale, errors, omissions, withdrawal, and verification by the buyer. Square footage and lot dimensions are approximate.
Manufactured-home floor plans, options, and pricing are provided by the manufacturer (such as Clayton or ScotBilt) and are subject to manufacturer availability and changes. Eligibility for USDA, VA, FHA, or conventional financing depends on the buyer, the home, the lot, the foundation, and current lender program guidelines, and is determined by the lender, not by CSRA Affordable Homes.

Any timelines, pricing ranges, sale prices, cash-offer ranges, build timelines, financing outcomes, and similar projections referenced on the site or in our communications are examples and are not promises. Actual results depend on the specific property, location, condition, access, title, zoning, utilities, market conditions, financing, buyer or seller cooperation, weather, and other factors. Past results do not guarantee future outcomes.
Intellectual Property
All content on this site (including text, images, logos, layouts, and graphics) is owned by CSRA Affordable Homes or used with permission and is protected by U.S. and international copyright and trademark laws. You may not copy, modify, distribute, scrape, or otherwise use site content without our prior written permission, except for personal, non-commercial viewing.
Third-Party Links
The site may link to third-party websites (such as Facebook, Google Maps, or lender portals). We are not responsible for the content, privacy practices, or terms of those websites. Visiting them is at your own risk.
Disclaimer of Warranties

Governing Law and Disputes
These Terms are governed by the laws of the State of Georgia, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to these Terms or your use of the site will be brought in the state or federal courts located in Richmond County, Georgia, or Columbia County, Georgia, and you consent to the jurisdiction of those courts. To the extent permitted by law, any dispute will be resolved on an individual basis and not as part of any class or representative action.
Changes to These Terms
We may update these Terms at any time. When we do, we will update the “Last updated” date at the top of the page. Continued use of the site after a change constitutes acceptance of the updated Terms.
